Calibrated pump pulls air through a glass slide for 5 minutes. Captures airborne spore counts per cubic meter. Standard for indoor vs. outdoor baseline comparison.
Sticky tape pressed against visible suspected mold lifts spore mass for microscopic ID. Quick confirmation of species (Stachybotrys vs. Aspergillus vs. dust).
Physical piece of affected material (drywall corner, fabric fiber) for deeper species analysis. Used when tape lift isn't conclusive.
Small hole drilled into wall cavity, sealed probe samples interior air. Used when hidden mold suspected but no visible source.
Dispatcher schedules MAC-licensed inspector visit. Most inspections scheduled within 48 hours.
Full walkthrough with moisture meters and thermal imaging. Most mold problems trace back to a moisture source — we find it.
Calibrated spore-trap pump pulls air through a glass slide. One indoor + one outdoor control + targeted area samples.
Tape lifts or swabs of visible suspected mold. Identifies species, confirms mold vs. mildew vs. dust.
Independent lab counts spores per cubic meter. Identifies species. Report delivered to us.
Findings, methodology, severity assessment, specific remediation recommendations (if any). 1-2 day turnaround after lab.
Houston's gulf-coast humidity, repeat-flooding history, and aging building stock make mold inspection essential.
Insurance carriers often require independent third-party mold inspection before approving remediation scopes — or when disputing whether mold remediation is warranted. Our MAC-licensed inspector and AIHA-accredited lab provide the documentation carriers respect.
For post-remediation clearance (required by TDLR for jobs over 25 sq ft), the inspector must be different from the one who wrote the original remediation protocol. We coordinate this clean separation transparently.
We know each major Texas carrier's playbook for this loss type
Most projects bill direct to insurance. Out-of-pocket cost is typically your deductible only.
Up to 2,500 sq ft, standard sampling (4-6 samples). Lab fees included.
2,500-5,000 sq ft. 6-10 samples. Lab fees included.
5,000+ sq ft or complex sampling needs.
"We had a musty smell but couldn't find the source. Their MAC-licensed inspector found a slow plumbing leak in a wall cavity and confirmed the mold with samples. We knew exactly what we were dealing with before spending a dollar on remediation."
"The buyers demanded mold testing. They ran proper sampling, the lab confirmed only typical outdoor species at normal counts, and the deal closed on schedule."
"USAA wouldn't approve our remediation scope without third-party MAC inspection. Their report was the document our adjuster needed. Approved within 10 days of the report."
Sometimes. If the area is under 25 sq ft and you know the moisture source, you may not need formal inspection — remediation can proceed. Anything over 25 sq ft requires TDLR-licensed MAC assessment by Texas law.
$350-$1,500 depending on property size and number of samples. Often less than the cost of unnecessary remediation.
Texas TDLR rules require separate companies for jobs over 25 sq ft. For smaller jobs we can do both. We're transparent about this from the first call.
Site visit: 1-3 hours depending on property size. Lab results: 3-5 business days standard. Full written report: 1-2 days after lab results.
MAC = Mold Assessment Consultant (inspections, protocols). MRC = Mold Remediation Contractor (executes work). Texas TDLR requires both for jobs over 25 sq ft.
We find what's there. If your indoor spore counts are consistent with outdoor baseline, the report says exactly that. We don't manufacture findings.
